We check each applicant’s references from current to prior landlords, employers, and for credt worthiness. We are a member of the Kings Credit Services and we screen every applicant to find a financially reliable tenant who will take care of your property.

We use only Department of Real Estate approved forms and contracts and we have cost-effective legal resources to insure that these contracts offer full protection to you in todays complicated world.

We analyze the rental market to maintain a fair market rent for your property and periodically analyze rents to maintain that fair market rent.

We make an extensive description of your property before it is occupied and after it is vacated to insure correct distribution of the security deposit.

WHILE UNDER OUR CARE…..

We make periodic inspections of your property to confirm that your asset is being cared for.

We take charge of collection of rents, and will issue legal notices to pay rent or quit at NO EXTRA CHARGE TO YOU. We will co-ordinate with an attorney or collection agency, if necessary also at NO EXTRA CHARGE TO YOU for our services.

We resolve tenant complaints and problems on a 24-hour basis. In the case of an emergency repair, we have 24-hour service on call. We use reliable independent contractors at reasonable rates. Any discounts are passed on to our owners and tenants. Or, if you prefer, we will notify you directly on all repair calls.

We can service existing mortgages, tax, and insurance payments. On your behalf, we pay all expenses incurred and send those paid invoices attached to your monthly report.

We supply you with a complete monthly report of your property showing month-end and year-end income and expense totals providing you with a complete record for your tax accounting.
